10 reasons to do a mid-term inspection

Once a tenancy is underway, it's a good idea to carry out quick periodic checks in an unobtrusive way – essentially, a mini-inventory. Make sure you give tenants plenty of notice – at least 24 hours and ideally a few days. Here are 10 reasons to do a mid-term property inspection.
1. View the condition of the property and its contents
Looking around your property every four to six months is the best way to see if everything is as it should be., from the fabric of the building to the fixtures, furnishings and fittings.
2. Check the property is only being used by the named tenants
Without going inside the property, it's virtually impossible to see if anyone not named on the contract has taken up residence. A mid-term check is the best way to discover if tenants are subletting when they shouldn't be.
3. See if any maintenance work needs carrying out
A visual check will immediately show you if any repairs need to be done, meaning that you can fix any minor issues before they develop into more significant and potentially more costly problems.
4. Check for smoking and pets in the property
Mid-term inspections can help to encourage tenants to comply with the terms of their contract. Checking the property will reveal tell-tale odours or visual signs that they smoke inside or keep pets. You'll also want to look for indications of any illegal activity.

5. Build relationships with the tenants
If your tenants are around during the inspection, it's an excellent opportunity to get to know them a little and find out if they're happy with the property. It's all part of the service and gives them the chance to flag any issues., big or small.
6. Check that tenants are treating the property in a satisfactory way
Regular checks will help you to ascertain if your tenants are looking after the property and disposing of their rubbish. You'll be able to spot anything that goes beyond reasonable wear and tear, including deliberate damage or neglect.
7. Reduce the risk of damage
Problems may develop in the property, regardless of how diligent your tenants are in taking care of it. A mid-term inspection will allow you to identify potential issues, including leaks or indications of developing damp inside, cracked or missing tiles from the roof, rotten woodwork or peeling paint, or rodent infestation, for example.
8. Check that white goods are working
If you've supplied a fridge, freezer, washing machine, dishwasher or tumble dryer, a mid-term inspection is the ideal time to check that they're all working.
9. Make sure the garden is being adequately maintained
It'll save time in the future if your tenants are keeping on top of the gardening to an acceptable level. You can also check fencing and boundary walls are intact and in good condition.
10. Check the fire and carbon monoxide alarms
Last, but not least, working alarms are vital for your tenants' safety. Checking them periodically to pick up on any faults is always best practice.
